Homes At Marconi Set To Benefit From The Lidl Effect

Homes At Marconi Set To Benefit From The Lidl Effect

Lloyds Bank recently updated their 2016 Supermarket House Prices research.  Now, not only is there a positive ‘Waitrose effect’ on house prices, but there is a ‘Lidl effect’ too! Properties in close proximity to a Lidl now come with an average price increase of £6,416; compared to four years ago when there would have been a deficit of -£4,719. In fact, house prices close to budget supermarkets have increased by an average of 11%, or £21,400, since 2014, 2% greater than the price increase for all supermarket proximity, and 1% higher than the average house price increase for all areas in England and Wales[1]. With a Lidl in the proximity of the Marconi Evolution development in Chelmsford, the news is set to make these homes even more desirable.

The final phase of the modern contemporary apartments has just launched, providing prospective buyers with the perfect opportunity to afford a reasonably priced home in an attractive area.

Each property at the Marconi Evolution site is finished to a high specification with the added advantages of an on-site residents’ gym and a concierge service. Selected plots come with designated parking for an added bonus.

Additionally, potential purchasers will have the rare opportunity to own a home in a site of great historic interest. Marconi Evolution stands on the site of the former, iconic, Marconi works – the first wireless factory in the world and headquarters to one of the founding fathers of radio, Guglielmo Marconi. The site includes landscaped public spaces and cycle-ways to create a thoughtful repurposing of a great space.

Paul Timson, Sales Manager at Bellway Essex comments: “With the last phase of homes now launched at Marconi, this is the last time buyers will be able to secure a property on this development. News of the Lidl effect proves even further that Chelmsford is a vibrant and attractive area. Home buyers at Marconi live the convenience of living so close to town and having a great range of amenities on the door step.”

Chelmsford is only a short distance from the development and offers a wealth of leisure activities. The High Chelmer, Meadows, and Bond Street shopping centres are within walking distance of Marconi, and have a mix of large retailers, independent businesses and bars, cafes and restaurants to ensure that there is something for everyone. In addition to the on-site gym, active residents are only a short distance from several leisure centres and private health clubs – and with football, rugby and tennis facilities available in the local area, there is ample opportunity to take up a number of sports and fitness activities. Chelmsford is also home to Essex County Cricket Club. The site has gardens, and Central Park and Admirals Park are only a short distance from the development, with Hylands Park accessible too, providing ample green space within the vicinity of Marconi Evolution.

These new homes in Chelmsford are ideally situated for commuting into the capital. The A12 connects the city with East London and the M25, while rail journeys into London Liverpool Street take around 35 minutes from Chelmsford train station, which is less than 10 minutes walk from the development.
