Savvy Buyers Save £100,000 By Choosing Camberwell Over Herne Hill

With a strong arts community and outstanding architectural heritage, Camberwell has established itself as a rising star in south London’s property market. But there’s still plenty of room for growth, with new stats from HouseSimple showing that buyers can save £100,000 on the price of an apartment by choosing Camberwell over neighbouring Herne Hill[1]. Bellway’s Elmington Green development, in the heart of Camberwell, is offering excellent value two and three-bedroom apartments and three and four-bedroom houses to buyers drawn to this burgeoning artistic hub, with London Help to Buy available on selected homes.
Average apartment prices in Camberwell (SE5) are £401,362, almost £100,000 less than equivalent properties in adjacent Herne Hill (SE24) which average £500,843, according to the research. This suggests that Camberwell is likely to benefit from an uplift in property prices as buyers are priced out of Herne Hill and seek better value in surrounding neighbourhoods.
Camberwell has reinvented itself over recent years with the arrival of new independent shops, good pubs and restaurants, art galleries and trendy cafes, creating a strong sense of community. The annual summer Camberwell Arts Fair has also helped put the area on the map, attracting upwards of 3,500 people in celebration of Camberwell’s music, art, people and culture.
