Savvy Buyers Save £100,000 By Choosing Camberwell Over Herne Hill

With a strong arts community and outstanding architectural heritage, Camberwell has established itself as a rising star in south London’s property market. But there’s still plenty of room for growth, with new stats from HouseSimple showing that buyers can save £100,000 on the price of an apartment by choosing Camberwell over neighbouring Herne Hill[1]. Bellway’s Elmington Green development, in the heart of Camberwell, is offering excellent value two and three-bedroom apartments and three and four-bedroom houses to buyers drawn to this burgeoning artistic hub, with London Help to Buy available on selected homes.

Average apartment prices in Camberwell (SE5) are £401,362, almost £100,000 less than equivalent properties in adjacent Herne Hill (SE24) which average £500,843, according to the research. This suggests that Camberwell is likely to benefit from an uplift in property prices as buyers are priced out of Herne Hill and seek better value in surrounding neighbourhoods.

Camberwell has reinvented itself over recent years with the arrival of new independent shops, good pubs and restaurants, art galleries and trendy cafes, creating a strong sense of community. The annual summer Camberwell Arts Fair has also helped put the area on the map, attracting upwards of 3,500 people in celebration of Camberwell’s music, art, people and culture.

Emma Denton, Head of Sales at Bellway Thames Gateway, comments: “Camberwell offers the same sought-after architecture, leafy green avenues, parks and independent feel as Herne Hill, but at a fraction of the price. “Art has been the catalyst in Camberwell’s reinvention, mainly due to the influx of cool, young creatives attending Camberwell College of Art. This rich, artistic vibe has seen the area evolve into an extremely desirable place to live and work, but still it remains excellent value considering its location less than four miles from Charing Cross. Elmington Green is ideally suited for young professionals and families hoping to put down roots in this creative and vibrant part of town.”

Elmington Green is a contemporary development of new homes incorporating modern design features such as open plan living spaces, en suite bathrooms and high specification kitchens by Manhattan, featuring a range of quality integrated appliances. All apartments have balconies, while every house benefits from a private garden and some also have roof gardens. The development incorporates generous areas of open space for residents to enjoy.

The area is extremely well served by green open spaces. Camberwell Green provides a focal point for the community and has recently been enhanced and improved to include a new play area, more trees and wildflowers, additional green space and improved lighting. Burgess Park is less than a mile from Elmington Green, hosting a number of local events including Camberwell Fair. It is also home to play areas, a fishing lake, running trails, tennis courts and sports pitches. Brunswick Park is located a few minutes from the development, while the vast Ruskin Park is just over the borough border in Lambeth. A variety of bars, restaurants, cafes and shops are situated on Camberwell Church Street, as well as along Camberwell Road and Denmark Hill.

For families, Camberwell is well served by quality schools including the Ofsted ‘Outstanding’ Crawford Primary and Ark All Saints Academy, which is rated Ofsted “Good’ with outstanding elements. In addition to Camberwell College of Arts, which is part of the University of the Arts London, the capital’s many other colleges and universities are easily accessible by public transport.

Situated within Zone 2, frequent bus services operate within Camberwell, taking passengers across London. Nearby Oval tube offers access to the London Underground network, while Denmark Hill, the nearest railway station to Elmington Green, provides services directly to London Victoria (9 minutes), Blackfriars (10 minutes), Clapham Junction (14 minutes), Farrington (15 minutes) and London St Pancras (20 minutes).
